Builder Approval Form
If you have previously built a custom home for one
of our clients, chances are you are already on our
approved builder list. If you have never
worked with us before, chances are you are not on
our approved builder list. In order for you to
be added to our approved builder list, we require
that you complete, sign and return our builder
approval application. In addition to returning
the builder application, we do require a copy of your
current builders license. Only licensed
Residential home builders can be accepted. At
this time we cannot accept Commercial contractors
licenses.
Upon receiving your completed application, we will
contact your references (both trade and previous
clients), in some cases, we may obtain a copy of your
credit report and verify that your license is
current with the State and that you have no
outstanding complaints or grievances. If all
of your references are satisfactory and your
licenses are current, you will be added to our
approved builder list. You will not have to
complete these forms again. However, we may
ask you for a copy of your current license from time
to time to ensure we have your current information.

Blue prints, specifications, sworn statement and
signed contract
In order to quickly expedite the approval process
for your clients, we will ask you for a copy of the
final blue prints, home specifications, initial
sworn statement and signed contract to build.
We will not allow your client to close on their
construction loan without a copy of the final
building contract signed by all parties. This
will insure that the loan is sufficient to cover the
construction cost of the home.It is extremely
important that the information you provide to us is
accurate. We will be basing your clients loan
amount off the information you provide.
Additionally, the appraiser is determining the value
of the home based on the plans and specs you
provide. If your information is not accurate
or detailed, the appraiser may under appraise the
home which may jeopardize your clients loan
approval.

Changes that result in an increase to the contract
price after closing
If your client makes changes to the home that result
in increased cost to complete the home, your client
must pay you in cash for those changes as they were
not included as part of the original loan amount.
The only exception to this policy is when a client
has built in a contingency as part of their loan to
cover any potential cost overruns. We
encourage your clients to do so whenever possible.
Change orders should be in writing, for your
protection, as well as the clients. Please be
aware that the borrower may have to pay for these
changes out of personal funds. It is wise to
insure that the borrower has the funds on hand or
available as part of the loan before making any
substantial changes.

When and how draws are funded
We realize that prompt funding of your draws is
extremely important to you. To help insure
your draws are funded quickly, please follow the
following steps:
1. Submit an accurate and complete sworn statement
and waivers of lien. This is most frequently
the source of delays in getting your draw funded.
Please complete all columns of the sworn statement
accurately and remember to sign and have your sworn
statement notarized. A free notary public is
available at our office and at most title companies.
Additionally, remember that you must furnish us
waivers of lien for the previous draw. The
title company will not endorse your draw without it.
This will delay the funding of your draw.
2. Submit a copy of the building permit with your
first draw. As part of your first draw, we
require a copy of your building permit to insure
that a permit was pulled to build the home. We
will not release funds without a copy of the
building permit.
3. Please fax your information to our
construction loan administrator. They will
quickly process your draw request and attempt to
have your draw funded within 48 hours. If we
are in need of any additional paperwork we will
contact you.
4. Pick up your check from the title company.

Completion of the home and holdbacks
As part of our construction loan process, we will
hold back 10% of the construction loan until the
home is completed. In other words, you cannot
draw the final 10% of the loan until we have a
Certificate of Occupancy and a final inspection from
the appraiser saying the home is completed. We
will make common sense exceptions when possible.
However, it is our general policy to hold back the
last 10% until completion.
